Since the last regularly scheduled Planning Board Meeting, the Zoning Administrator or Planning staff has or will take action on the following applications.

PLN15-0033 1548 Gibbons Drive (Action Date 3-10-15)
The project consists of the replacement of three windows (3) and one (1) door on the east and south elevations. The project also consists of the removal of one (1) window on the east elevation. The project is located within an R-1 (One Family Residential) zoning district.
PLN15-0030 615 Haight Avenue (Action Date 3-10-15)
The project proposes raising an existing one-story residence a total of four (4) feet to convert the existing crawl space into a new habitable bottom floor. The resultant overall height of the structure will be twenty-two (22) feet tall. The new bottom floor will be 1,135 square feet of habitable space and the total size of the house will be 2,314 square feet. Associated improvements will be the removal of the existing chimney and the addition of new windows on the bottom floor along the front and side elevations. The project is located within an R-4 (Neighborhood Residential) zoning district.
PLN14-0686 1712 Lafayette Street (Action Date 3-10-15)
The project consists of a two-story addition at the rear of a single-family residence and conversion of an existing basement storage area into habitable space for the same residence. The addition has a footprint of approximately 322-square-feet and a maximum height of 24 feet under a hipped roof. The addition is 27 feet from the rear property line and 3-feet 6-inches from the side property lines. The proposed side yard setbacks are greater than the setbacks of the existing building and is permitted pursuant to AMC Section 30-5.7(k) and (l). An existing rear deck will be replaced at the rear of the addition. The site is within an R-3 (Garden Residential) zoning district.
PLN15-0067 2901 Lincoln Avenue (Action Date 3-10-15)
The project proposes replacing two (2) windows on the West (left) elevation, and one (1) window on the North (rear) elevation of the home with different sized windows. The two (2) windows on the West (left) elevation are currently 3'4-¾" by 2'10-¾" and the replacement windows will be 2'8" by 4'5". The existing window on the North (rear) elevation is currently 1'10" by 2'11-¾" and the replacement window will be 2'0" by 3'3". All existing and proposed windows are wood casement windows. The project is located within an R-1 (One-Family Residential) zoning district.
PLN15-0065 871 Marina Village Parkway (Action Date 3-10-15)
The project consists of the replacement of fourteen (14) existing wood windows with new aluminum windows on the south and east elevations of an existing Carl's Jr restaurant. The project is located within an M-X (Mixed-Use Planned Development) zoning district.
RECOMMENDATION:
Staff recommends that the Planning Board accept this report.
