PLN15-0502 1408 Bay Street (Action Date 11-23-15)          

 

The project consists of the reconstruction of exterior stairs and an approximately 168 square foot second story deck at the rear of an existing single family home. All new materials and siding will match the existing building. The project is located within an R-4 (Neighborhood Residential) zoning district.

 

PLN15-0476 2515 Eagle Avenue (Action Date 11-23-15

 

The project consists of the conversion of an approximately 635 square foot attic to living space within an existing single family home. The project also consists of expanding an existing first story deck in the rear yard. All new materials will match the existing building. The project is located within an NP-RD (North Park Street - Residential) zoning district.

 

PLN15-0465 1308 Grove Street (Action Date 11-23-15)        

 

The project consists of the interior remodel of the lower floor of a single family residence that will result in the addition of two (2) new windows on the lower floor of the right (west) side elevation, the conversion of an existing window into a sliding glass door on the flower floor of the right (west) side elevation, and the enclosure of twenty-two square feet of the existing deck on the upper floor of the rear (south) elevation.  The project is located within an R-1 (One Family Residential) zoning district.

 

PLN14-0743 1033 Lincoln Avenue (Action Date 11-23-15)

 

The project consists of an amendment to a previously approved Design Review application to legalize a second story deck.  In addition to legalizing the second story deck the applicant will enclose an existing first story covered patio and convert it into habitable space, adding 944 square feet to the existing bottom floor unit.  The site currently has two residential units and a detached four-car garage.  The project is located within an R-4 (Neighborhood Residential) zoning district.

 

PLN15-0400 1017 Pacific Avenue (Action Date 11-23-15)

 

The project consists of an approximately 285 sq. ft. first story addition and an approximately 460 sq. ft. second story addition located at the rear of an existing single family home. The new second story addition will utilize a side facing gabled roof design. All new windows and materials will match the existing building. The project is located within an R-2 (Two Family Residential) zoning district.

 

PLN15-0136 1732 Union Street (Action Date 11-23-15)

 

The project consists of interior remodeling and an approximately 513 square foot second story addition to an existing single family home. The proposed project would expand the residence by relocating one bedroom to the second floor, adding an additional second floor bedroom, and enlarging the kitchen and living room on the first floor.  The resulting size of the residence will be approximately 1,337 square feet in two stories.  The new second story will be constructed under a low-pitched side facing gabled roof featuring projecting eves. The proposed windows and materials are compatible with the existing building and the surrounding neighborhood. The building height will increase approximately 9.5 feet from approximately 13 feet 8 inches to 23 feet 3 inches, where the maximum building height is 35 feet. The project is located within the R-3 (Garden Residential) zoning district.

 

RECOMMENDATION:

 

Staff recommends that the Planning Board accept this report.
