PLN15-0030 615 Haight Avenue (Action Date 6-29-15)
The project consists of raising an existing one-story residence a total of three (3) feet to conve1i the existing crawl space into a new habitable bottom floor. The resultant overall height of the structure will be twenty-one (21) feet tall. The new bottom floor will create 1,135 square feet of habitable space and the total size of the house will be 2,314 square feet. Associated improvements will include the removal of the existing chimney and the addition of new windows on the bottom floor along the front and side elevations. The project is located within an R-4 (Neighborhood Residential) zoning district.
PLN15-0240 2320 Blanding Avenue (Action Date 7-14-15)
The project consists of revisions to the existing parking plan that will result in an increase in one vehicle parking space and six bicycle parking spaces. The proposal will also include a revised landscaping and irrigation plan for improved sustainability on the property. The project is located within an NP-W (North Park Street - Workplace) zoning district.
PLN15-0264 1 Clubhouse Memorial Road (Action Date 7-14-15)
The project consists of the removal of three existing inactive antennas from the tower and replacement with three new antennas, removal and replacement of an existing equipment cabinet, and installation of coaxial cable and six tower mounted amplifiers. The proposed new antennas will be painted to match the existing structure and will have a minimal visual impact. The project is located within the O (Open Space) zoning district. Because this application is to replace equipment on an existing tower, by Federal law the City must approve the application.
PLN15-0236 1610 Encinal Avenue (Action Date 7-14-15)
The project consists of the construction of a two story addition at the rear of an existing one-story residence. The addition would add 261 square feet to the first floor and the second story will be 488 square feet. The overall height of the two-story addition will be 28’ feet above the existing grade. The property is located in the R-4 (Neighborhood Residential) Zoning District.
PLN15-0243 1152 Harbor Bay Parkway (Action Date 7-14-15)
The proposed project is an upgrade by T-Mobile of transmission equipment at the existing Wireless Communications Facility. The existing Facility consists of a 124-foot tall support structure with antennae and other ancillary and accessory facilities. The upgrade proposed by T-Mobile consists of adding three new antennae to the structure. The installation of the new antennae will have a minimal visual impact. The project is located within the CMPD Commercial Manufacturing Planned Development zoning district. Because this application is to collocate wireless equipment at an existing facility, by Federal law the City must approve the application.
PLN15-0251 1247 Hawthorne Street (Action Date 7-14-15)
The project consists of an approximately 450 sq. ft. first story addition, an approximately 380 sq. ft. second story addition, and a second story deck at the rear of an existing single family home. The proposal also consists of ten new windows and two new doors as part of the addition. New materials proposed for the addition will match the existing building. The project is located within an R-1 (One Family Residential) zoning district.
PLN15-0245 1901 Lafayette Street (Action Date 7-14-15)
The project consists of the construction of an ADA wheel chair lift on the southern corner of an existing residence. The proposal includes landscaping to provide screening around the lift equipment. The property is listed on the Historical Buildings Study List with a (B) designation. The project is located within an R-3 (Garden Residential) zoning district.
PLN15-0163 1528 Morton Street (Action Date 7-14-15)
The project consists of conversion of the lower level of the residence to living space, resulting in an addition of 821 square feet of living space with no change to the existing building foot print. The total living space of the residence will be 3,287 square feet. Front stairs and porch deck are proposed to be replaced within the existing dimensions, including new wood steps and siding, rail cap, balusters and decking. Redwood decking and railing will be replaced on the rear deck. Nine new windows are proposed at the lower level. The project is located within an R-4 (Neighborhood Residential) zoning district.
PLN15-0097 332 Oleander Avenue (Action Date 7-14-15)
The project consists of the construction of a second story addition at the rear of the building. The main floor of the existing single story building will be expanded 73 square feet and a 324 square foot second story addition will be built. The new second story addition will have one (1) 3’0” x 3’6” window on the rear elevation, one (1) 2’0” x 4’0” window on the left side elevation, one (1) 9’0” x 3’0” window on the front elevation, and one (1) 5’0” x 3’6” window on the right side elevation. The property is located in the R-1-A-H-40 (One-Family Residence) Zoning District, and the Agriculture and Special Height combining districts.
PLN15-0259 1360 Pearl Street (Action Date 7-14-15)
The project consists of an approximately 503 sq. ft. first story addition, an approximately 609 sq. ft. second story addition, and a 408 sq. ft. deck at the rear of an existing single family home. The proposal also consists of twenty new windows, two new doors, and four replacement windows. New materials proposed for the addition will match the existing building. The project is located within an R-1 (One Family Residential) zoning district.
PLN15-0226 1629 San Antonio Avenue (Action Date 7-14-15)
The project consists of the demolition of an existing non-historic detached two-car garage, the construction of a new detached two-car garage, and the remodel of the front elevation of the main structure - which includes a 45 square foot cantilevered addition on the second floor. The property is located in the R-1 (One-Family Residence) Zoning District.
PLN15-0260 2138 Santa Clara Avenue (Action Date 7-14-15)
The project is a modification to a Design Review application that was previously approve on August 4, 2014. The project has been scaled back as follows: The approved 500 square-foot addition is no longer proposed. Instead a back porch is proposed across 18 feet of the first floor which would extend 6 feet from the rear wall, connecting with the existing side porch. A rear entry to the kitchen and new stairs would provide access to the rear yard. The following previously approved elements will remain: Demolition of an incompatible rear addition that is approximately 770 square-feet in the basement, first-floor, and second-story; demolition of the existing rear trellis; interior remodeling, installation, removal or replacement of 22 windows and 2 exterior doors; demolition of an existing one-car garage and storage space; and construction of a new accessory storage building that is approximately 300 square-feet, located in the rear yard.
PLN15-0263 1310 Sherman Street (Action Date 7-14-15)
The project consists of the modification of windows on the rear and side elevations of an existing residence. The project will remove three (3) existing windows on the rear elevation and replace them with a new French door and window. The project also consists of a new wooden deck with two (2) platforms connected by a set of stairs. The platform attached the existing residence will be 130 square feet with a finished floor height of four (4) feet above grade and the second platform will be 124 square feet with a finished floor height of one (1) foot above grade. The property is located in the R-4 (Neighborhood Residential) Zoning District.
PLN15-0271 1725 Tregloan Court (Action Date 7-14-15)
The project consists of an approximately 440 sq. ft. two-story addition and the demolition of approximately 125.6 sq. ft. at the rear of an existing single family home. The proposal also includes the replacement seventeen windows, the addition of nine new windows, and one new door on the home. The proposed new materials will match the existing building. The property is listed on the Historical Buildings Study List with a (H) designation. The project is located within an R-2 (Two Family Residential) zoning district.
PLN14-0373 633 Waterview Isle (Action Date 7-14-15)
The project consists of an approximately 1,933-square-foot second-story addition and an approximately 230-square-foot first story addition to an existing 1,695-square-foot single-family residence. The addition will increase the height of the residence by 11 feet to approximately 26 feet 8 inches in height. The proposal includes the addition of fifteen new windows, two new doors, and the replacement of three windows on the home. The exterior features a wood siding and brick façade to match existing materials on the front elevation. The project is located within a ranch style residential neighborhood in the R-1-Y-F-5 (One-Family Residential - Special Yard Combining District) zoning district.
PLN15-0186 1514/1516 Webster Street (Action Date 7-14-15)
The project consists of minor alterations to the main front entrance to accommodate the conversion of the building from two (2) units to one (1) unit, and the construction of a 312 square foot addition at the rear of the building. The property is located in the C-C (Community Commercial) Zoning District.
