Since the last regularly scheduled Planning Board Meeting, the Zoning Administrator or Planning staff has or will take action on the following applications.
Zoning Administrator Hearing

PLN14-0383 - 2700 Saratoga Street - Antiques by the Bay-The applicant seeks an extension of an existing interim Use Permit for the monthly Antiques by the Bay event, the Alameda Antiques Faire. The proposed extension would allow the monthly event to continue for two years, to expire on March 31, 2017.
PLN14-0512 - 1115 Bay Street - PK Consultants, Inc. for Ken and Liz Gonzalez-
Public Hearing to consider Design Review approval for the demolition and replacement of an existing patio structure with an approximately 400 sq. ft. new detached patio structure, and a Variance to allow a zero setback for the new patio structure along the southern property line, adjacent to the lagoon, where a five-foot setback is required pursuant to AMC Section 30-5.7(g).
PLN15-0090 - 2001 Harbor Bay Parkway - Use Permit and Design Review Applicant: Bob Pires for Peets Coffee and Tea-A public hearing to consider a use permit and design review approval for the outdoor installation of a 9,200 gallon liquid nitrogen tank and vaporizer equipment located in an approximately 490 sq. ft. fence enclosure on the northeast side of the Peet's Coffee facility. The property is located within C-M-PD (Commercial-Manufacturing-Planned Development) zoning district.

PLN15-0047 133 Brighton Road (Action Date 3-24-15)
The project consists of an approximately 780 sq. ft. second-story addition, and a 70 sq. ft. first-story addition to an approximately 1,339 sq. ft. existing one-story single-family home. The new addition will increase the existing height of approximately 16 feet and 5 inches to approximately 21 feet and 8 inches, which is less than the 30 feet maximum height allowed for the property. The proposal also consists of four (4) new windows and the replacement of nine (9) windows. The project is located within an R-1-PD (One-Family Residential - Planned Development) zoning district.
PLN15-0091 1020 Buena Vista Avenue (Action Date 3-24-15)
The project consists of the demolition of an existing dilapidated carriage house that was built prior to 1942. Per Alameda Municipal Code (AMC) Section 31-21.5(b), any demolition of a structure built prior to 1942 requires the approval of a Certificate of Approval. The applicant proposes to replace the carriage house with a new 192 square foot structure, which is exempt from Design Review per AMC Section 30-37.2(b). The property is located in the R-2 (Two-Family Residence) Zoning District.
PLN15-0077 510 Central Avenue (Action Date 3-24-15)
The project consists of the relocation of an existing dwelling unit in the lower floor of the front structure on the property to below the existing single family residence located at the rear of the property. The dwelling unit when relocated to the ground floor of the rear structure will be 938 square feet. The property is located in the R-5 (General Residential) Zoning District.
PLN15-0082 2822 Clay Street (Action Date 3-24-15)
The project consists of a 343 square foot second story addition, and a 224 square foot increase in habitable space on the first floor - which includes a 57 square foot increase in the footprint at the rear of the building, and conversion of a 167 square foot portion of a one-car garage. The project will result in a 567 square foot increase in overall habitable space, with a resultant total of 2,261 square feet of habitable space. The property is located in the R-1 (One-Family Residence) Zoning District.
PLN15-0053 2300 Eagle Avenue (Action Date 3-24-15)
The project consists of an approximately 749 sf basement conversion in an existing approximately 1,370 sf two-story single-family home. The internal modifications will result in two (2) new windows, twelve (12) replacement windows and one (1) door. The project will also replace the existing stairs on the front elevation. The project is located within an NP-RD (North Park Street - Residential) zoning district.
PLN15-0086 1336 Sherman Street (Action Date 3-24-15)
The project consists of interior remodeling that will include four (4) new windows, four (4) replacement windows, and one (1) replacement door. The project is located within an R-1 (One Family Residential) zoning district. The residence is listed on the Historical Building Study List.
PLN14-0705 333 Willow Street (Action Date 3-24-15)
The project consists of the exterior remodel of an existing apartment complex. The material of the interior courtyard-facing balcony's fencing and railing will be changed to perforated and powder-coated metal. The existing 625 square foot pool house and in-ground pool will be demolished and will be replaced with a new 796.25 square foot pool house and new in-ground pool. The interior courtyard will be re-landscaped consistent with the Bay Friendly Landscaping Guidelines. The property is located in the R-4-PD (Neighborhood Residential, Planned Development) Zoning District.
RECOMMENDATION:
Staff recommends that the Planning Board accept this report.
