Re: Planning, Building and Transportation Department Recent Actions and Decisions
Since the last regularly scheduled Planning Board meeting, the following applications have been reviewed by staff, and public notices have been sent to solicit neighborhood input. Decisions on these applications will be made on the dates noted below. Staff will provide an update at the Planning Board meeting during Staff Communications if changes to the status of any project occur.
Decisions become final unless a member of the public files an appeal during the 10-day appeal period immediately following the decision date, or the Planning Board or City Council call for review a Zoning Administrator or Community Development Department decision during this appeal period. All appeals and call for reviews will be heard at a public hearing before the Planning Board.

We encourage the use of Building Eye for direct access to current Planning applications, real time status, and plan drawings:
1. Click or go to: <https://alameda.buildingeye.com/planning>
2. Enter project address in search box.
3. Click on the Map Marker (i.e. dot on the map) to display the project summary sidebar.
4. To view the project file, click on the “More details” button. A new window will appear.
5. In the new window that opens, click on “Record Info” tab and then click “Project Documents” in the drop down menu. A list of project documents will display.

PLN20-0301 - Use Permit - 2418 Central Avenue - Applicant: Abby Liu. Public hearing to consider an Administrative Use Permit to allow an approximately 1,860-square-foot medical office within the front 50% of a retail space. Office uses located in the front half of a retail space requires a use permit pursuant to AMC 30-4.9A. No substantial changes are proposed to the exterior of the building. The project is located within the C-C-T, Community-Commercial Theatre Combining District. This project is categorically exempt from the California Environmental Quality Act (CEQA) Section 15301 - Existing Facilities and 15183 - Projects Consistent with General Plan and Zoning.

DESIGN REVIEW - The project consists of construction of a new 1,867 sq. ft. single family dwelling located at the rear of the lot, behind an existing dwelling. The new dwelling will be one story with a flat roof and a height of 14 feet above grade on the east (waterfront) side, and six feet above grade on the west side. The exterior materials include stucco, bronze anodized window and door framing, and a wood deck and canopy. Site improvements include four on-site parking spaces, hot tub, partial fence replacement on north side, and landscape and hardscape modifications. The property is listed on the Historical Buildings Study List with a “S” designation. General Plan: Medium-Density Residential, Zoning: R-2, One-Family Residence Zoning District. DESIGN REVIEW - The project consists of the construction of an exterior 442 square foot second floor deck and exterior staircase at the rear of an existing two-story single family residence. The proposed deck will have a finished floor height of approximately ten feet and seven inches (10’7”) above grade and will be wood framed with a tiled floor. General Plan: Low-Density Residential Zoning: R-1 (One-Family Residence) Zoning District. CEQA Determination: Exempt, Section 15301 - Existing Facilities.
