Re: Community Development Department Recent Actions and Decisions
Since the last regularly scheduled Planning Board meeting, the following applications have been reviewed by staff, and public notices have been sent to solicit neighborhood input. Decisions on these applications will be made on the dates noted below. Staff will provide an update at the Planning Board meeting during Staff Communications if changes to the status of any project occur.
Decisions become final unless a member of the public files an appeal during the 10-day appeal period immediately following the decision date, or the Planning Board or City Council call for review a Zoning Administrator or Community Development Department decision during this appeal period. All appeals and call for reviews will be heard at a public hearing before the Planning Board.

2. Enter project address in search box.
3. Click on the Map Marker (i.e. dot on the map) to display the project summary sidebar.
4. To view the project file, click on the “More details” button. A new window will appear.
5. In the new window that opens, click on “Record Info” tab and then click “Project Documents” in the drop down menu. A list of project documents will display.

PLN18-0324 - 2429 Lincoln Avenue - Applicant: Anthony Nguyen. A public hearing to consider an amendment to Use Permit No. UP-82-18 to allow the continuation of an existing 6,600-square-foot auto repair shop with auto parts sales. The property is listed on the Historical Building Study List with a “B” designation. No changes are proposed to the exterior of the building. The project is located within the C-C-T, Community-Commercial Theatre Combining District. This project is categorically exempt from the California Environmental Quality Act (CEQA) Section 15301 - Existing Facilities.
PLN18-0305 - 2530 Clement Avenue - Applicant: Thornton Weiler on behalf of Peter Dreyfus. A public hearing to consider an Administrative Use Permit to convert an existing 1,470-square-foot warehouse into a Work/Live unit. The warehouse is located behind a single-family residence at the front of the property, which is not a part of this project. The project is located within the NP-MU, North Park Street - Mixed Use) Zoning District. This project is categorically exempt from the California Environmental Quality Act (CEQA) Section 15301 - Existing Facilities.

DESIGN REVIEW - The project consists of an approximately 154-square foot one-story addition located at the rear of an existing 2,684 square foot single-family home. The project also consists of new windows and the replacement of shingle siding with horizontal siding on the exterior of the home. DESIGN REVIEW AND CERTIFICATE OF APPROVAL - The project consists of removing and replacing a two-story rear addition including a second story deck, in an existing duplex, resulting in a net gain of 124 square feet. The project will restore the rustic groove exterior siding and the decorative frieze. A slider window on the front elevation will be replaced with a single hung window. The project also consists of removing a garage built before 1942 and three accessory structures in the rear yard and replacing them with a new garage and workshop. DESIGN REVIEW - The project consists of the demolition of a 260-square-foot section at the rear of a single-story single family residence and constructing a 360-square-foot one-story addition in the same location. The section to be demolished is a previous addition which has a shed roof. The proposed addition will have a mixed gabled and hipped roof that will match the mixed gabled and hipped roof on the front elevation. The project will also feature a 91-square-foot deck with a finished floor height of approximately six feet (6’) above grade. DESIGN REVIEW - The project consists of the construction of a private recreation center for the Admiral’s Cove multi-family project. The recreation center will consist of a new 4,027 square foot clubhouse with administrative offices, lounge, and fitness center; and a 5,853 square foot pool deck. The project also includes the expansion of off-street parking from four total off-street parking spaces to a total of ten off-street parking spaces, which includes one ADA compliant parking space. General Plan: Medium Density Residential Zoning: R-4-PD (Neighborhood Residential, Planned Development Combining District). Environmental Determination: Exempt, Section 15303 - Small Structures.
