EXECUTIVE SUMMARY

Bay 37, Phase 1, consists of Tract 8524, which subdivided 7.47 acres of land located at the intersection of Mitchell Avenue and Fifth Street creating nineteen (19) parcels for residential units and seventeen (17) parcels for private streets and open space.

Bay 37, Phase 2, consists of Tract 8591, which subdivided 6.01 acres of land located on Mitchell Avenue creating fourteen (14) parcels for residential units and eleven (11) parcels for private streets and open space.

Bay 37, Phase 3, consists of Tract 8617, which subdivided 3.74 acres of land located near Mitchell Avenue creating fourteen (14) parcels for residential units and eight (8) parcels for private streets and open space.

Pulte Home Company, LLC has completed the public improvements within Tracts 8524, 8591 and 8617, and staff is recommending that the City Council accept the improvements as completed.

BACKGROUND

On October 14, 2019, the Planning Board approved the Development Plan, Density Bonus, and Tentative Map applications by Pulte Homes for 357 residential units in the development. On November 19, 2019, pursuant to Resolution No. 15609, City Council approved with conditions, Tentative Tract Map 8524, Phases 1 - 3.

On October 6, 2020, pursuant to Resolution No. 15699, City Council approved Final Map 8524 and Subdivision Improvement Agreement for Bay 37, Phase 1.
