Re: Alameda Landing Residential Street Names and House Colors

BACKGROUND

On May 13, 2013, the Planning Board approved the Design Review and Subdivision applications for the residential development at Alameda Landing. One of the conditions of approval required that the applicant revise the color pallet for the homes. The applicant has prepared revised material and color boards for the project. The boards will be made available for Planning Board review at the March 24, 2014 meeting.

In addition to the approval of the material and color boards, the applicant, TriPointe Homes, is requesting approval of the proposed street names the residential subdivision. The applicant's proposed street names are shown in Exhibit 1.

DISCUSSION

Colors: Staff has reviewed the revised color and materials boards. The revised boards and color pallet will provide a pleasing and interesting variety of colors and materials for this new Alameda neighborhood. Staff is satisfied with the revisions and recommends approval of the color and material boards.

Street Names: In accordance with City policy, the proposed names for the new residential streets and alleys in the project were taken from the City's official list of available street names that is maintained by the Historic Advisory Board. The proposed names have been reviewed by impacted City departments to ensure that the names will not cause confusion or delay for public safety response, mail delivery, or public facility maintenance activities. Staff is satisfied with the proposed names and recommends approval.
