BACKGROUND
Mapes Ranch consists of 11 residential lots and is located at 2001 Versailles Avenue at the corner of Fernside Boulevard and Versailles Avenue. The tentative map was approved by City Council on October 2, 2012.
DISCUSSION
Section 66452.6 of the Subdivision Map Act states "an approved or conditionally approved tentative map shall expire 24 months after its approval or conditional approval, or after any additional period of time as may be prescribed by local ordinance, not to exceed an additional 12 months."
The developer has, by letter dated August 20, 2014, requested a one-year time extension in which to complete the Final Map (see Exhibit 1).
There is no disadvantage that would be experienced by any resident or the City in general by granting the required extension.
FINANCIAL IMPACT
There is no impact to the General Fund.
