Since the last regularly scheduled Planning Board Meeting, the Zoning Administrator or Planning staff has or will take action on the following applications.

 

Zoning Administrator Hearing

 

August 4, 2015

 

PLN15-0213 - 2900 Main St. - Use Permit - Applicant: Alexandra Saikley for Bay Ship and Yacht.  A public hearing to consider a Master Use Permit application to allow for outdoor storage, including container storage, at the vacant portions of the existing industrial property at 2900 Main Street.  The applicant is requesting specific areas of the site be designated for outdoor storage to be leased to future tenants.  The project will incorporate perimeter landscaping and screening around the proposed storage areas.  The property is zoned M-2, General Industrial District.  The project is categorically exempt from California Environmental Quality Act (CEQA) pursuant to CEQA Guidelines Section 15301.

 

PLN15-0304 - 300 Park St. - Use Permit - Applicant: AMF Bowlmor.  A public hearing to consider an amendment to a previously approved Use Permit that limited the number of game machines onsite to 14 machines.  The proposed amendment would eliminate the limitation on game machines onsite, consistent with the City’s repeal of game machine regulations in 2014. The subject bowling establishment is a conditionally permitted use in the R-6, Hotel Residential Zoning District.  The project is categorically exempt from California Environmental Quality Act (CEQA) pursuant to CEQA Guidelines Section 15301.

 

PLN15-0274- 207 Haight Avenue - Administrative Variance and Design Review - Applicant: Maggie Maiers, Architect. A public hearing to consider an Administrative Variance and Design Review involving removal of an existing enclosed patio and replacement with a fully enclosed, single-story, 396 sq. ft. addition. A variance is required because the rear east corner of the proposed addition will encroach into the rear setback area by 1 foot 6 inches. The height of the roof’s ridge on the east side will increase by approximately three feet to a height of 20 feet.  Exterior materials will match existing. A new rear deck is proposed that will be 198 sq. ft. (12 ft. x 16.5ft.) and seven inches in height.

PLN15-0319 939 Taylor Avenue (Action Date 7-28-15)

 

The project consists of the expansion of a second story deck by approximately 174 square feet and the enclosure of a second story entryway at the rear of an existing single-family home. The project will also include the replacement of one door with French doors on the rear elevation. The property is listed on the Historical Buildings Study List with a (S) designation. The project is located within an R-4 (Neighborhood Residential) zoning district.

PLN15-0326 2832 Windsor Drive (Action Date 7-28-15)

 

The project consists of the addition of one (1) new 60” by 24” window, located on the second floor on the rear of the existing main structure.  The window will be a glass block window with an aluminum clad wood sash.  The property is located in the R-1 (One-Family Residence) Zoning District.

 

PLN15-0283 410 Taylor Avenue (Action Date 8-3-15)

 

The project consists of an existing garage conversion to living space of approximately 239 square feet located on the east elevation (left side). The conversion will replace the existing garage door with a bay window on the north elevation (front side) and will include a 41 square foot addition on the east elevation (left side). Parking will be relocated to the west side yard by providing a curb cut relocation, driveway and garage. The project will also include a new 50 square foot deck on the south elevation (rear side) and a new entry porch cover over the front door. The project includes the replacement of 10 windows throughout all elevations. The project is located within an R-4 (Neighborhood Residential) zoning district.

 

RECOMMENDATION:

 

Staff recommends that the Planning Board accept this report.
