Re: Adoption of Resolution Approving the Final Map and Bond, Authorize Execution of Subdivision Improvement Agreement, and Accept Easements for Tract 8213 (Mapes Ranch)

BACKGROUND

On October 2, 2012, the City Council approved the Tentative Map for Tract 8213 per City of Alameda Resolution No. 14733. On October 7, 2014, the City Council granted a one year time extension to October 2, 2015, for the developer to complete the Final Map. The Final Map provides for 11 residential lots on a 1.29-acre property located at 2001 Versailles Avenue at the northwestern corner of Fernside Boulevard and Versailles Avenue. The Final Map also includes easements for public utilities. The Final Map is attached as Exhibit 1.

DISCUSSION

The Final Map has been reviewed and determined to be technically correct and in substantial conformance with the approved tentative map, conditions of approval, and mitigation measures. The tract infrastructure is all private and includes sanitary sewer and storm drain lines and a private roadway. The property owners will maintain the private infrastructure.

The Alameda Municipal Code requires the subdivider to enter into a Subdivision Improvement Agreement (SIA) with the City and post bonds guaranteeing the subdivision improvements. The performance bond guaranteeing the public improvements is $191,685.30 and the labor and materials bond is $191,685.30. The City Attorney has reviewed and approved as to form the agreement and bonds. The SIA is attached (see Exhibit 2).
