PLN16-0071 104 Cypress Street (Action Date 2-22-16)

 

This project consists of an interior kitchen remodel that will result in reducing the size of a kitchen window. The window is located on the side elevation of the existing residence. The window will be reduced in size by approximately 14 inches. The new window and building materials will match the existing structure. The project is located within an R-4 (Neighborhood Residential) zoning district.

 

PLN16-0043 3039 Fernside Blvd. (Action Date 2-22-16)

 

The project consists of the demolition of the rear portion of the existing single family residence - approximately 423 square feet on the ground floor and approximately 233 square feet on the second floor, a total of 656 square feet - and building a two-story addition at the rear of the existing dwelling unit.  The bottom floor of the addition will be approximately 685 square feet and the second floor addition will be approximately 671 square feet.  The net increase of floor area (new addition minus existing portion being demolished) will be 700 square feet.  Pursuant to AMC 30-5.7 (k) and (l), the addition will continue an existing legal nonconforming setback of 3’9” from both side property lines in order to achieve a uniform design and compatibility with the existing structure.  The property is located in the R-1 (One-Family Residence) zoning district.

PLN16-0077 1151 Marina Village Parkway (Action Date 2-22-16)

 

This project consists of minor exterior work on the ground floor of an existing commercial office building that consists of changing an existing glass and aluminum storefront window to an overhead door on the (south) side elevation. All work performed on the exterior will match the existing style and appearance of the overall office building as if they were part of the original building design. The project is located within the Marina Village office park in an M-X, Mixed Use Zoning District.

 

PLN15-0537 1030 Mound Street (Action Date 2-22-16)  

 

The project consists of a second story addition to an existing one-story single family residence. The second story addition will have a maximum building height of twenty-two feet and eight inches (22’-8”), a size of 888-square-feet, and will feature terracotta roof tiles to match the existing structure. The addition will be set back eight feet and six inches (8’- 6”) from the front elevation of the existing first floor. The project also consists of a new rear deck. All windows and building materials will match the existing building. Pursuant to AMC 30-5.7 (k) and (l), the addition will continue an existing legal nonconforming setback of four feet (4’) in order to achieve a uniform design and compatibility with the existing structure. The project is located within an R-1 (One Family Residential) zoning district.

 

PLN15-0405 1148 Otis Drive (Action Date 2-22-16)  

  

The project consists of an approximately 357 sq. ft. one story addition to an existing single family residence. The new addition will utilize a gabled roof design consistent with the existing structure. All new materials and windows will match the existing building. The property is located within the R-1 (One Family Residential) zoning district.

 

PLN16-0048 404 Sand Beach Road (Action Date 2-22-16)

 

The project consists of the construction of a one-story addition at the front of an existing single family residence.  The new addition will be approximately 440 square feet, and include an expansion of the existing kitchen, dining room, and new living room.  The new addition will be setback 30’ from the front property line.  The property is located in the R-1 (One-Family Residence) zoning district.

 

PLN16-0070 1000 Versailles Avenue (Action Date 2-22-16)

 

The project consists of the replacement of one door and one window with one pair of French doors located on the street side elevation of a single family home. All new materials will match the existing building. The project is located within an R-1 (One Family Residential) zoning district.

 

 

RECOMMENDATION:

 

Staff recommends that the Planning Board accept this report.
