Since the last regularly scheduled Planning Board meeting, the following applications have been reviewed by staff, and public notices have been sent to solicit neighborhood input.  Decisions on these applications will be made on the dates noted below, which typically coincides with a Planning Board meeting date.  Staff will provide an update at the Planning Board meeting during Staff Communications if changes to the status of any project occur.  Decisions become final unless a member of the public files an appeal during the 10-day appeal period immediately following the decision date.  The Planning Board or City Council may also call for review a staff decision during this appeal period.  All appeals and call for reviews will be heard the Planning Board.

PLN16-0529 1237 Broadway (Action Date 11-28-16)

 

The project consists of the exterior modification of the front elevation of an existing residence to install a new garage door, and convert a portion of an existing basement area into a garage space.  The project will require the installation of a new curb cut in front of the house that will be designed and constructed to City standards.  The property is located within the R-4 (Neighborhood Residential) Zoning District.

 

PLN16-0564 1351 Burbank Street (Action Date 11-28-16)  

 

The project consists of a ninety-seven square foot first floor addition with a new 124 square foot second floor deck above the addition and part of the existing structure.  Additionally, the second floor’s existing horizontal vinyl lap siding will be removed and replaced with new Hardiplank horizontal siding.  The second floor deck will have a forty-two inch (42”) tall guard rail.  The scope of work will take place at the rear of the existing single family residence.  The property is located within the R-1 (One-Family Residence) Zoning District.

 

PLN16-0563 1700 Clement Avenue (Action Date 11-28-16)

 

The project consists of removing five (5) existing windows on the front (north) elevation in an existing commercial building. The existing windows will be replaced with seven (7) new windows. The project also involves installing a rollup door and removing an awning located over the storefront entry. The property is located within the M-1, Intermediate Industrial (Manufacturing) Zoning District

 

PLN16-0550 1823 Moreland Drive (Action Date 11-28-16)

 

The project consists of the construction of a split level addition at the rear of an existing single family residence.  The addition will add 495 square feet of floor area to the residence.  The addition will not increase the overall height of the building, the existing roofline will extend twelve feet (12’) from the rear of the structure. The addition will have stucco siding to match the existing structure.  The property is located within the R-1 (One-Family Residence) Zoning District.

 

PLN16-0567 1420 Page Street (Action Date 11-28-16)

 

The project consists of the demolition of an existing detached garage built prior to 1942, and the construction of a 281 square foot single story addition at the rear of the existing single story single family residence.  The addition will have a stucco exterior to match the existing residence, and windows and window trim types and materials will match the existing structure’s windows and window trim. The property is located within the R-5 (General Residential) Zoning District.

 

PLN16-0582 2631 San Jose Avenue (Action Date 11-28-16)  

 

The project consists of two new windows and one replacement window on the west elevation of an existing single-family home. The project also consists of repair and replacement of the existing porch, the removal of an existing roof mounted chimney, and the replacement of the garage doors. All new materials will match the existing building. The property is located within the R-1, One-Family Residence Zoning District. The property is listed on the Historical Building Study List with an “S” designation.

 

PLN16-0589 215 Santa Clara Avenue (Action Date 11-28-16)

 

The project consists of replacing existing detached garage with a new approximately 360 square foot detached garage. The new garage will include new carriage doors and two new French doors on the structure.  The property is located within the R-1, One-Family Residence Zoning District.

 

RECOMMENDATION:

 

Staff recommends that the Planning Board accept this report.
