A Public Hearing to Consider: PLN16-0592 - 1310 Court Street - Applicant: Michael and Jen McAnaney.  The applicant request Planning Board approval for a Design Review and Variance to waive parking requirements for the conversion of an existing basement to create more than 750 square feet of new floor area in a single family home.

BACKGROUND

 

On February 13, 2017 the Planning Board held a public hearing to consider the applicant’s request for approval of Design Review, a variance from Alameda Municipal Code (AMC) Section 30-7.3 to legalize the obstruction of an existing off-street parking space, and a variance from AMC Section 30-7.6 to allow the construction of approximately 1,000 square feet of new floor area without the establishment of a one (1) new off-street parking space.  The Planning Board voted unanimously to direct staff to prepare a resolution approving the Design Review and both requested Variances with required findings.  Staff has drafted a resolution for adoption by the Planning Board (Exhibit 1).

 

ENVIRONMENTAL REVIEW

 

This project is Categorically Exempt from environmental review, pursuant to the CEQA Guidelines Section 15301 - Existing Facilities.

 

PUBLIC NOTICE and Comments

 

Property owners and residents within 300 feet of the project’s boundaries were notified of the public hearing and given the opportunity to review and comment on the proposal.

 

RECOMMENDATION

 

Hold a public hearing and approve the draft Resolution approving Design Review, a Variance from AMC Section 30-7.3, and a Variance from AMC Section 30-7.6.
