Zoning Administrator and Design Review Recent Actions and Decisions

Since the last regularly scheduled Planning Board meeting, the following applications have been reviewed by staff, and public notices have been sent to solicit neighborhood input.  Decisions on these applications will be made on the dates noted below, which typically coincides with a Planning Board meeting date.  Staff will provide an update at the Planning Board meeting during Staff Communications if changes to the status of any project occur.  Decisions become final unless a member of the public files an appeal during the 10-day appeal period immediately following the decision date.  The Planning Board or City Council may also call for review a staff decision during this appeal period.  All appeals and call for reviews will be heard the Planning Board.

PLN17-0041 109 Avington Road (Action Date 2-27-17)

 

The project consists of reconfiguring the front entrance of a one-story single family home that will result in 148 square feet of new floor area. The project will remove two windows and replace them with three new windows. The project also consists of adding a small gable over the entrance. The property is located within the R-1-PD, One-Family Planned Development Zoning District.

 

PLN16-0606 2307 Clinton Avenue (Action Date 2-27-17)

 

The project consists of removing an existing one-story rear addition to an existing two story single-family residence and replacing it with a two story rear addition. The new rear addition is set back on the side elevation to differentiate it from the existing original structure that will remain. The overall height of the home will remain the same and the roof of the rear addition will be simplified and hipped at the rear. The project also involves demolishing an existing 319 square foot detached garage and replacing it with a new 288 square foot garage with a similar design. The property is listed on the City’s Historical Buildings Study List with an S designation. The property is located in the R-5 (General Residential) zoning district.

 

PLN17-0043 335 Maitland Drive (Action Date 2-27-17)

 

The project consists of a single story addition of 749 sq. ft. at the rear of an existing single story home.  The height of the addition will be 14.5 feet at the peak of the roof. Exterior walls and roof will match existing. The project also includes construction of a new 107 sq. ft. rear deck at a height of 30 inches. The property is located within the R-2-H-40 Two-Family Residential District with a maximum building height of 40 feet.

 

PLN17-0014 1007 Pacific Avenue (Action Date 2-27-17)

 

The project consists of creating a street-side entrance by building steps and replacing an existing window with French doors.  The property is located within the R-2 Two-Family Residential Zoning District.

 

PLN16-0588 2019 Pacific Avenue (Action Date 2-27-17)

 

The project consists of replacing eight (8) windows on the ground level side elevations, adding one new window, and removing one existing door to accommodate a new unit on the ground floor of an existing single family dwelling. A new detached garage two-car garage will be constructed at the rear of the property to accommodate two (2) new parking space, for a total of four (4) parking spaces on the site. The project also consists of adding a new deck to the existing home of approximately 145 square feet. There will be no changes to the building height or to the front elevation. The property is located within the R-4, Neighborhood residential Zoning District.

 

PLN16-0646 774 Santa Clara Avenue (Action Date 2-27-17)

 

The project consists of a basement conversion to result in 547 sq. ft. of new living area and ten new windows at the lower level. Windows and exterior finishes will match existing. Also proposed is a new 88 sq. ft. rear deck.  The property is located within the R-5 General Residential Zoning District.

RECOMMENDATION:

 

Staff recommends that the Planning Board accept this report.
