Since the last regularly scheduled Planning Board meeting, the following applications have been reviewed by staff, and public notices have been sent to solicit neighborhood input.  Decisions on these applications will be made on the dates noted below, which typically coincides with a Planning Board meeting date.  Staff will provide an update at the Planning Board meeting during Staff Communications if changes to the status of any project occur.  Decisions become final unless a member of the public files an appeal during the 10-day appeal period immediately following the decision date.  The Planning Board or City Council may also call for review a staff decision during this appeal period.  All appeals and call for reviews will be heard the Planning Board.

 

Zoning Administrator Hearing Items

 

March 21, 2017

 

PLN17-0094 - 900 Mound St. (Krusi Park) - Applicant: Amy Wooldridge for Alameda Recreation and Parks Department. A public hearing to consider a Use Permit and Design Review to permit the demolition of an existing recreation building located at the center of Krusi Park, and the construction of a new 2,376 square foot multipurpose recreation building in the same location.  A Use Permit is required because the new building is located within the O (Open Space) Zoning District.  This project is categorically exempt from the California Environmental Quality Act (CEQA) Section 15303 - New Construction of Small Structures.

PLN17-0060 40 Garden Road (Action Date 3-27-17)

 

The project consists of 978 square-foot two-story rear addition to an existing single-family home. The new addition will include eight (8) new windows, one (1) new door, and one (1) new garage door located on the side and rear elevations. The new second story addition will include a belly band and wood siding. All new materials will match the existing building and the surrounding neighborhood. The property is located within the R-1, One Family Residence zoning district.

 

PLN17-0118 848 Lincoln Avenue (Action Date 3-27-17)

 

The project consists of removing two (2) windows on the east side elevation of an existing commercial building. One window is on the ground floor and the other is on the second floor. The windows will be replaced with stucco to match the existing stucco of the building. The property is located within the C-1, Neighborhood Business Zoning District.

 

PLN17-0109 1127 Mound Street (Action Date 3-27-17)

 

The project consists of an addition of 125 square feet along the right side of an existing single family residence. The project involves adding three (3) new windows with trim to match the existing windows. The addition will include horizontal siding to match the existing and will maintain the same overall building height. The property is listed on the Historical Buildings Study List with a (H) designation. The property is located within the R-1, One-Family Zoning District.

 

PLN16-0618 1624 San Antonio Avenue (Action Date 3-27-17)

 

The project consists of the addition of living space to an existing single-family home that includes an approximately 711 square foot basement and an approximately 360 square foot two story addition located at the rear of the home. The proposal also includes the removal of a roof mounted chimney and the addition of windows and doors on the side and rear elevations. The new design will utilize features consistent with the original architecture of the home including a new gabled roof, wood double-hung and casement windows, and matching siding. The property is located within the R-1, One-Family Residence zoning district. The property is listed on the Historical Building Study List with an “S” designation.

 

PLN17-0036 2233 San Antonio Avenue (Action Date 3-27-17)

 

The project consists of adding two new main doors on the west side and two new cabinet doors and a window on the east side of an existing single family dwelling in order to access storage space in the basement. The project also consists of enclosing a staircase at the rear of the property leading from the main house to the basement. The project will also remove three abandoned chimney stacks. The property is listed on the Historical Buildings Study List with a (S) designation. The property is located within the R-5, General Residential Zoning District.

 

PLN17-0098 400 Tideway Drive (Action Date 3-27-17)

 

The project consists of the construction of new roofs with skylights over two existing open air atriums.  The exterior wall for the existing atrium along the front elevation will be increased from an existing height of eight feet (8’) tall to nine feet and nine inches (9’9”), to match the existing wall height of the adjacent garage.  The property is located within the R-3-PD (Garden Residential) Zoning District.

 

 

 

 

RECOMMENDATION:

 

Staff recommends that the Planning Board accept this report.
