Since the last regularly scheduled Planning Board meeting, the following applications have been reviewed by staff, and public notices have been sent to solicit neighborhood input.  Decisions on these applications will be made on the dates noted below, which typically coincides with a Planning Board meeting date.  Staff will provide an update at the Planning Board meeting during Staff Communications if changes to the status of any project occur.  Decisions become final unless a member of the public files an appeal during the 10-day appeal period immediately following the decision date.  The Planning Board or City Council may also call for review a staff decision during this appeal period.  All appeals and call for reviews will be heard the Planning Board.

PLN17-0112 1538 Fountain Street (Action Date 4-24-17)

The project consists of three separate additions to an existing single family residence and converting an existing basement - that currently has a ceiling height greater than seven feet (7’) - into livable space.  The existing front stairs and porch will be widened by three feet and six inches (3’6”).  Along the left (East) property line the existing portion of the structure along the property line will be expanded seven feet (7’) towards the existing garage.  The existing second story deck on the rear will be demolished and replaced with a 176 square foot addition, and a new second story deck that will be setback fourteen feet (14’) from the right (West) property line.  The property is located within the R-1 (One-Family Residence) Zoning District.

 

PLN17-0055 1201 Harbor Bay Parkway (Action Date 4-24-17)

The project consists of an addition of 8,513 sq. ft. of building floor area and mechanical/service area; construction of a loading dock, security fencing, parking reconfiguration and addition of bicycle parking. The property is located within the CM-PD (Commercial Manufacturing - Planned Development) Zoning District.

PLN17-0155 757 Limerick Lane (Action Date 4-24-17)

The project consists of two separate additions, a single story addition on the side and a two-story addition on the rear of an existing two-story single family home.  The first floor addition will be 238.5 square feet and setback five feet two inches (5’2”) from the right side (South) property line.  The two story addition will be approximately 452 square feet on the first floor and 245 square feet on the second floor.  The property is located within the R-1-PD (One-Family Residence) Zoning District and Planned Development Combining District.

 

PLN17-0062 2900 Main Street (Action Date 4-24-17)

The project consists of the construction of a 9,600 square foot pre-fabricated maintenance building for the storage and repair of truck chassis.  The pre-fabricated building will be made out of metal and have an overall building height of twenty-three feet (23’) and will feature five (5) fourteen feet wide by fifteen feet tall (14’x15’) overhead coiling doors on its south elevation.  Also associated with this project will be new fencing to the interior of the subject property and a sixty-four square foot (64 sq. ft.) guard shack. Outdoor storage of truck chassis on-site will be conducted in accordance with previously approved conditional use permit no. PLN15-0213.  The property is located within the M-2 (General Industrial Manufacturing) Zoning District.

 

PLN17-0154 36 Ratto Road (Action Date 4-24-17)

The project consists of an approximately 988 square foot two story addition located at the rear of an existing 2,278 square foot single-family home. The new addition will utilize a tile gabled roof design with stucco siding consistent with the original architecture of the home. The project will add nineteen (19) new windows and two (2) new doors as part of the rear addition. The project also consists of replacing the fifteen (15) existing windows throughout the home. All new materials and windows will match the existing building. The property is located within the R-1-PD, One-Family Residence - Planned Development District.

 

PLN17-0075 3030 Thompson Avenue (Action Date 4-24-17)

The project consists of the construction a second story addition on an existing split level single family residence.  The proposed addition will be over the middle portion of the residence and will be setback approximately nineteen feet (19’) from the existing front elevation.  The total overall building height will be raised from twenty feet (20’) to twenty-six feet (26’).  The second story addition will feature a front facing gable with the same roof pitch of the existing residence and will feature matching stucco siding.  The property is located within the R-1 (One-Family Residence) Zoning District.

 

RECOMMENDATION:

 

Staff recommends that the Planning Board accept this report.
