Since the last regularly scheduled Planning Board meeting, the following applications have been reviewed by staff, and public notices have been sent to solicit neighborhood input.  Decisions on these applications will be made on the dates noted below, which typically coincides with a Planning Board meeting date.  Staff will provide an update at the Planning Board meeting during Staff Communications if changes to the status of any project occur.  Decisions become final unless a member of the public files an appeal during the 10-day appeal period immediately following the decision date.  The Planning Board or City Council may also call for review a staff decision during this appeal period.  All appeals and call for reviews will be heard the Planning Board.

PLN17-0217 1731 Moreland Drive (Action Date 5-8-17)

 

The project consists of the replacement of 2 aluminum picture windows with 2 vinyl picture windows. The project also consists of the replacement of 12 aluminum casement windows with 2 vinyl single-hung windows and 10 vinyl slider windows. The property is located within the R-1, One Family Residence Zoning District. The project is categorically exempt from the California Environmental Quality Act pursuant to Section 15301 - Existing Facilities.

 

PLN17-0153 1305 9th Street (Action Date 5-8-17)

 

The project consists of an addition of 410 sq. ft. of floor area at the rear of the building. This includes 60 sq. ft. on the upper level to expand the kitchen and provide an internal stairway, and 350 sq. ft. through excavation and finishing of a part of the basement for additional living space. Eight new windows will be added on the rear of the building to match existing windows. In addition the project includes restoration of the front stair balustrade to match the historic pattern. The property is located within the R-2, Two Family Residential Zoning District.

 

PLN17-0176 165 Oldcastle Lane (Action Date 5-8-17)

 

The project consists of a 225 sq. ft. addition on the first floor at the rear of the house, and construction of a 247 sq. ft. deck above, on the second floor. Fourteen aluminum windows will be replaced with fiberglass windows in their current locations.  Exterior materials will match existing. The property is located within the R-1-PD (One Family Residential - Planned Development) Zoning District.

 

PLN17-0190 754 Santa Clara Avenue (Action Date 5-8-17)

 

The project consists of an approximately 693 square foot basement conversion and the replacement of a second story staircase located at the rear of an existing single family home. The project also consists of replacing 7 windows and 1 door on the east elevation with 4 windows and 1 door. The project will also replace 8 windows on the west elevation with 6 windows, and replace 14 windows and 2 doors on the rear elevation with 4 windows and 3 doors.  All new materials will match the existing building. The property is located within the R-5, General Residential Zoning District. The property is listed on the Historical Building Study List with a “B” designation.

 

PLN17-0180 105 Sheffield Road (Action Date 5-8-17)

 

The project consists of an approximately 33 square foot addition and the addition of 2 windows located at the rear of an existing single-family home. The project also consists of 2 new second story windows on the north and south elevations as a result of interior modifications to create livable area in the attic. The project will modify the size of 3 windows on the front elevation, and add 2 windows and 1 sliding door on the first floor of the north elevation…  The property is located within the R-1-PD, One Family Residence - Planned Development Zoning District.

 

RECOMMENDATION:

 

Staff recommends that the Planning Board accept this report.
