Since the last regularly scheduled Planning Board meeting, the following applications have been reviewed by staff, and public notices have been sent to solicit neighborhood input.  Decisions on these applications will be made on the dates noted below, which typically coincides with a Planning Board meeting date.  Staff will provide an update at the Planning Board meeting during Staff Communications if changes to the status of any project occur.  Decisions become final unless a member of the public files an appeal during the 10-day appeal period immediately following the decision date.  The Planning Board or City Council may also call for review a staff decision during this appeal period.  All appeals and call for reviews will be heard the Planning Board.

PLN17-0376 - 2528 Blanding Avenue - Applicant: Christopher Wood for Everyone Counts, LLC. , dba Mathnasium of Alameda. Public hearing to consider a Use Permit application for the operation of a math tutoring center within an existing commercial space pursuant to Alameda Municipal Code (AMC) 30-4.25(e)(iii).  This project is categorically exempt from the California Environmental Quality Act (CEQA) per Section 15301 - permitting use of existing structures that involves negligible expansion of existing use.  Approved

1822 Bay Street - PLN17-0274 (Action Date 9-18-17)

 

The project consists of restoring an existing four-unit Queen Anne Cottage. The project will reestablish the attached garage for parking. The project will include restoration of the fish scale shingles at the front gable, original decorative corner brackets, original redwood siding, original frieze, window trim, stairs and guardrail. The project also includes reconfiguring the four units and adding a two-story addition at the rear. General Plan: Medium-Density Residential Zoning: R-2 (Two-Family Residence) Zoning District.  Environmental Determination: Exempt, Section 15301 - Existing Facilities. 767 Haight Avenue - PLN17-0414 (Action Date 9-18-17)

 

The project consists of raising an existing two-story home a total of eighteen inches (18”) to facilitate the conversion of an existing crawl space into a new basement level floor, and the installation of new basement level windows along the front elevation.  The overall building height will be increased from twenty-nine feet and three inches (29’3”) to thirty feet and nine inches (30’9”).  This project will also require minor modifications to the front stairs to facilitate added steps.  General Plan: Medium-Density Residential Zoning: R-5 (General Residential) Zoning District.  Environmental Determination: Exempt, Section 15301 - Existing Facilities. 1350 Hansen Drive - PLN17-0444 (Action Date 9-18-17)

 

The project consists of modifications to the front elevation and a 73 square foot addition at the rear of the structure that will change the design of the roof at the rear of the house - changing the existing hipped roof to a gabled roof.  The front modifications include relocating existing windows and doors and the installation of a screen constructed with vertical wood slats directly in front of a relocated window.  General Plan: Low-Density Residential Zoning: R-1 (One-Family Residence) Zoning District.  Environmental Determination: Exempt, Section 15301 - Existing Facilities. 8 Killarney Place - PLN17-0379 (Action Date 9-18-17)

 

The project consists of a 173 sq. ft. second story addition and a new third floor deck of approximately 315 sq. ft. The deck will have a 42 in. high glass railing and will result in a reduction of third floor living space by approximately 114 sq. ft. Also included are reconfiguration of windows including nine new windows to match the existing style, and a 10 ft. x 11 ft. rear yard pergola. 965 Park Street - PLN17-0456 (Action Date 9-18-17)

 

The project consists of the removal of a brick chimney on the side elevation of an existing single-family home. The opening will be repaired with stucco siding that will match the existing building. General Plan: Medium Density Residential Zoning: R-4 (Neighborhood Residential) Zoning District.  Environmental Determination: Exempt, Section 15301 - Existing Facilities.
