Re: Adoption of Resolution Approving Parcel Map No. 10275 - A Parcel Map for the Proposed Subdivision of the Parcel at 1700 Harbor Bay Parkway into Two Parcels

 

BACKGROUND

 

On August 25, 2014, the Planning Board adopted a resolution recommending approval of Parcel Map No. 10275 to allow the subdivision of an existing 3.56-acre parcel to create a new 0.93-acre parcel, and approval of a Final Development Plan and Design Review to allow the construction of a 72-room, four-story hotel on the new parcel.  The property is located at 1700 Harbor Bay Parkway.

 

DISCUSSION

 

The site at 1700 Harbor Bay Parkway includes an existing hotel.  The new parcel will allow the existing owner to expand operations and accommodate a new building.  The new address will be 1660 Harbor Bay Parkway.  The parcel map (Exhibit 1) has been reviewed and determined to be technically correct. The hotel project has completed Building Permit plan check, and approval of the Parcel Map is one of the final steps prior to starting construction.

 

FINANCIAL IMPACT

 

There is no impact to the General Fund since all of the improvements are private and will be constructed by the subdivider and maintained by the property owner.

 

MUNICIPAL CODE/POLICY DOCUMENT CROSS REFERENCE

 

This action does not affect the Municipal Code.

 

ENVIRONMENTAL REVIEW

 

In accordance with the California Environmental Quality Act (CEQA), this project is Categorically Exempt under CEQA Guidelines Section 15315, Minor Land Divisions.

 

RECOMMENDATION

 

Recommendation to adopt a resolution approving Parcel Map No. 10275 - a parcel map for the proposed subdivision of the parcel at 1700 Harbor Bay Parkway into two parcels.
