Re: Zoning Administrator and Design Review Recent Actions and Decisions
Since the last regularly scheduled Planning Board meeting, the following applications have been reviewed by staff, and public notices have been sent to solicit neighborhood input. Decisions on these applications will be made on the dates noted below, which typically coincides with a Planning Board meeting date. Staff will provide an update at the Planning Board meeting during Staff Communications if changes to the status of any project occur. Decisions become final unless a member of the public files an appeal during the 10-day appeal period immediately following the decision date. The Planning Board or City Council may also call for review a staff decision during this appeal period. All appeals and call for reviews will be heard the Planning Board.

PLN18-0048 - 801 Island Dr. - Administrative Use Permit - Applicant: W.E. Lodge Inc. Public hearing to consider an Administrative Use Permit to allow the construction of a four-foot tall, picket-style wood fence on the perimeter of an existing assisted living facility pursuant to AMC Section 30-5.14. This project is located within the C-2 PD, Central Business District Planned Development Zoning District. This project qualifies for a Class 1 Categorical Exemption and no additional environmental review is necessary pursuant to CEQA Guidelines Section 15301(a) - operation, permitting or leasing of existing private structures involving negligible or no expansion of use beyond that which exists.

2136 Central Avenue - PLN18-0100, Applicant: City of Alameda (Action Date March 5, 2018) CERTIFICATE OF APPROVAL - This project consists of the removal of a dead London Plane tree (Platanus hispanica) located on the sidewalk planter strip in front of 2136 Central Avenue. The City Arborist inspected the 24” diameter tree on February 5, 2018 and confirmed the need for its removal. A 15-gallon replacement tree of the same species will be planted within the general location of the existing tree. 1018 College Avenue - PLN18-0055, Applicant: Thornton Weiler (Action Date March 5, 2018) DESIGN REVIEW - The project consists of the construction of an approximately 130-square-foot second-story deck located at the rear of an existing single-family home. The project also consists of a new second-story patio door and wood railings for the second story deck. General Plan: Low-Density Residential Zoning: R-1 (One-Family Residence) Zoning District. DESIGN REVIEW - The project consists of enclosing an existing front porch (approximately 55 square feet) and redesigning the front entry of an existing single family residence. The new entry will feature a front facing gable roof that will extend four feet beyond the enclosed porch to provide cover over the new front entry stairs. The project also consists of removing an existing third-story deck located at the rear of the building which will include replacing a third floor door with a double-hung window. The property is listed on the Historical Building Study List with an “S” designation. General Plan: Medium-Density Residential Zoning: R-4 (Neighborhood Residential) Zoning District. 2624 Lincoln Avenue - PLN18-0065, Applicant: Angie Klein (Action Date March 5, 2018) DESIGN REVIEW - The project consists of a single story addition, approximately 256 square feet, and a new deck, approximately 159 square feet with a finished floor height of approximately 42” above grade, at the rear of an existing single family residence. The addition will extend the existing roofline and not increase the height of the existing building. General Plan: Low-Density Residential Zoning: R-1 (One-Family Residence) Zoning District.
