Zoning Administrator and Design Review Recent Actions and Decisions

Since the last regularly scheduled Planning Board meeting, the following applications have been reviewed by staff, and public notices have been sent to solicit neighborhood input.  Decisions on these applications will be made on the dates noted below.  Staff will provide an update at the Planning Board meeting during Staff Communications if changes to the status of any project occur. 

 

Decisions become final unless a member of the public files an appeal during the 10-day appeal period immediately following the decision date, or the Planning Board or City Council call for review a Zoning Administrator or Community Development Department decision during this appeal period.  All appeals and call for reviews will be heard at a public hearing before the Planning Board.

We encourage the use of Building Eye for direct access to current Planning applications, real time status, and plan drawings:

 

1.                      Click or go to: <https://alameda.buildingeye.com/planning>

2.                      Enter project address in search box.

3.                      Click on the Map Marker (i.e. dot on the map) to display the project summary sidebar. 

4.                      To view the project file, click on the “More details” button.  A new window will appear.

5.                      In the new window that opens, click on “Record Info” tab and then click “Project Documents” in the drop down menu.  A list of project documents will display.

 

Zoning Administrator Decision for April 2, 2018

 

PLN18-0118 - 1710 Lincoln Ave. - Administrative Use Permit - Applicant: Duane Grummer.

Public hearing to consider an Administrative Use Permit to permit an indoor children’s play land and party venue.  An existing 4,200 square foot commercial space will be used as an indoor children’s play area, rentable party space on weekends, and small instructional classes.  This project is located within the C-1, Neighborhood Business Zoning District where commercial recreation uses require a use permit. 

 

Community Development Department Decisions for April 2, 2018

 

2808 Clay Street - PLN17-0612 (Action Date 4-2-18)

 

DESIGN REVIEW - The project consists of an approximately 800-square-foot second-story addition located above an existing approximately 1,225 square-foot one-story single-family home. The new addition is setback approximately 16-feet from the front elevation and includes windows, a tiled shed roof, and stucco siding consistent with the existing home. The project also consists of an approximately 28-square-foot second-story balcony located at the rear of the home. The property is listed on the Historical Building Study List with a “B” designation.  General Plan: Low-Density Residential Zoning: R-1 (One-Family Residence) Zoning District.  Environmental Determination: Exempt, Section 15301 - Existing Facilities. DESIGN REVIEW - The project consists of the modification of two windows on the front elevation of an existing duplex.  The two existing single hung windows will removed and replaced with a single 3’x5’ single hung window, with wood trim to match the original windows.   General Plan: Low-Density Residential Zoning: R-4 (Neighborhood Residential) Zoning District.  Environmental Determination: Exempt, Section 15301 - Existing Facilities. 2450 Mariner Square Loop - PLN18-0122 (Action Date 4-2-18)

 

DESIGN REVIEW - The project consists of an approximately 1,430-square-foot storage tank enclosure located at the rear of an existing commercial building. The enclosure area will include an approximately 14-foot high wall and contain storage tanks for the existing facility. The project also consists of modifications to the existing landscaping and parking lot to accommodate the new enclosure. The proposal also includes new rooftop mechanical equipment and a new electrical transformer on the east side of the structure. General Plan: Business Park. Zoning: M-2-PD (General Industrial - Planned Development) Zoning District.  Environmental Determination: Exempt, Section 15301 - Existing Facilities. 1183 Regent Street - PLN16-0264 (Action Date 4-2-18)

 

DESIGN REVIEW & CERTIFICATE OF APPROVAL - The project consists of an approximately 364-square-foot two-story addition located at the rear of an existing two-story single-family home. The project also consists of a Certificate of Approval to allow the demolition of an existing pre-1942 detached garage located at the rear of the property. The property is listed on the Historical Building Study List with an “S” designation.  General Plan: Medium-Density Residential Zoning: R-4 (Neighborhood Residential) Zoning District.  Environmental Determination: Exempt, Section 15301 - Existing Facilities.
