Since the last regularly scheduled Planning Board meeting, the following applications have been reviewed by staff, and public notices have been sent to solicit neighborhood input.  Decisions on these applications will be made on the dates noted below.  Staff will provide an update at the Planning Board meeting during Staff Communications if changes to the status of any project occur. 

 

Decisions become final unless a member of the public files an appeal during the 10-day appeal period immediately following the decision date, or the Planning Board or City Council call for review a Zoning Administrator or Community Development Department decision during this appeal period.  All appeals and call for reviews will be heard at a public hearing before the Planning Board.

1.                      Click or go to: <https://alameda.buildingeye.com/planning>

2.                      Enter project address in search box.

3.                      Click on the Map Marker (i.e. dot on the map) to display the project summary sidebar. 

4.                      To view the project file, click on the “More details” button.  A new window will appear.

5.                      In the new window that opens, click on “Record Info” tab and then click “Project Documents” in the drop down menu.  A list of project documents will display.

PLN18-0191 - 2450 Pan Am Way (Alameda Point, Bldg 35) - Applicant: Malyka Chop. A public hearing to consider an Administrative Use Permit to allow an outdoor play area for a commercial day care and associated perimeter fencing within the Alameda Point, Main Street Zoning District, and a Design Review approval for the construction of an ADA compliant handicap ramp.  The City of Alameda certified the Alameda Point Final Environmental Impact Report (State Clearinghouse No. 201312043), which evaluated the environmental impacts of redevelopment and reuse of the lands at Alameda Point.

PLN18-0178 - 1130 Ballena Boulevard- Applicant: Elizabeth Freitas. A public hearing to consider an amendment to Administrative Use Permit No. PLN15-0594 to relocate an existing business to a different retail space within the same lot. A convenience store and coffee shop with outdoor seating and off-site beer and wine sales at 1120 Ballena Boulevard will relocate to 1130 Ballena Boulevard. The property is located within the C-M-PD, Commercial Manufacturing - Planned Development zoning district. This project is categorically exempt from the California Environmental Quality Act (CEQA) Section 15301-Existing Facilities.

 

Community Development Department Decisions for June 18, 2018

 

1400 Central Avenue - PLN18-0226 (Action Date 6-18-18)

CERTIFICATE OF APPROVAL - The project consists of the removal of two Coast Live Oak trees that are causing damage to the foundation of an apartment building.  A licensed contractor inspected the foundation and determined that damage will worsen unless the trees are removed.  The Building Official concurred with the assessment.  General Plan: Medium-Density Residential Zoning: R-4 (General Residential) Zoning District.  Environmental Determination: Exempt, Section 15304 - Minor Alterations to Land. 3318 Fernside Boulevard - PLN18-0248 (Action Date 6-18-18)

DESIGN REVIEW - The project is a minor revision to a previously-approved Design Review for a second story addition.  The revision involves extending the second story roof over an approximately ten-foot section along the east elevation and adding a new window on the second story facing the street.    General Plan: Low-Density Residential Zoning: R-1 (One-Family Residence) Zoning District.  Environmental Determination: Exempt, Section 15301 - Existing Facilities. 2900 Main Street - PLN18-0228 (Action Date 6-18-18)

DESIGN REVIEW - The project consists of the expansion of the main entry to an existing industrial building, and installing a new canopy with a tenant sign over the expanded main entry.  The canopy will be made of glass with steel support beams, the proposed sign will be processed through a separate Sign Permit application. The property is listed on the Historic Building Study List with an “N” designation.  General Plan: General Industry Zoning: M-2 General Industry (Manufacturing) Zoning District.  Environmental Determination: Exempt, Section 15301 - Existing Facilities. 1112 Park Avenue - PLN18-0243 (Action Date 6-18-18)

DESIGN REVIEW - The project consists of the construction of a second floor addition to an existing two-story single family residence.  The proposed addition will be located directly over a previous one-story addition at the rear of the residence.  The addition will be the same height as the original second floor of the residence.  All new materials will be consistent with the existing residence.   General Plan: Medium-Density Residential Zoning: R-4 (General Residential) Zoning District.  Environmental Determination: Exempt, Section 15301 - Existing Facilities. DESIGN REVIEW - The project consists of adding new windows to the lower level front and street facing elevations, which will include window wells, in an existing single-family home. An existing incompatible louvered window on the second story will be replaced with a double hung window that will feature grids to match the windows throughout the home. 1817 San Antonio Avenue - PLN18-0209 (Action Date 6-18-18)

DESIGN REVIEW - The project consists of renovating the façade of an existing single family dwelling. The existing shingles at the front gable will be replaced with new fish scale shingles. A new cornice will be added to the front bay window and front porch. New wood pilasters will be added at the front corners of the home. New wood trim will be added throughout the home where missing to match existing.   General Plan: Medium-Density Residential Zoning: R-4 (Neighborhood Residential) Zoning District.
