Community Development Department Recent Actions and Decisions                       

                                                                                                                                                                           

Since the last regularly scheduled Planning Board meeting, the following applications have been reviewed by staff, and public notices have been sent to solicit neighborhood input.  Decisions on these applications will be made on the dates noted below.  Staff will provide an update at the Planning Board meeting during Staff Communications if changes to the status of any project occur. 

 

Decisions become final unless a member of the public files an appeal during the 10-day appeal period immediately following the decision date, or the Planning Board or City Council call for review a Zoning Administrator or Community Development Department decision during this appeal period.  All appeals and call for reviews will be heard at a public hearing before the Planning Board.

1.                      Click or go to: <https://alameda.buildingeye.com/planning>

2.                      Enter project address in search box.

3.                      Click on the Map Marker (i.e. dot on the map) to display the project summary sidebar. 

4.                      To view the project file, click on the “More details” button.  A new window will appear.

5.                      In the new window that opens, click on “Record Info” tab and then click “Project Documents” in the drop down menu.  A list of project documents will display.

PLN18-0191 - 2450 Pan Am Way (Alameda Point, Bldg 35) - Applicant: Malyka Chop. A public hearing to consider an Administrative Use Permit to allow an outdoor play area for a commercial day care and associated perimeter fencing within the Alameda Point, Main Street Zoning District, and a Design Review approval for the construction of an ADA compliant handicap ramp.  The City of Alameda certified the Alameda Point Final Environmental Impact Report (State Clearinghouse No. 201312043), which evaluated the environmental impacts of redevelopment and reuse of the lands at Alameda Point.

PLN18-0277 - 651 West Tower Avenue (Alameda Point, Bldg 91) - Applicant: Almanac Beer Company, LLC. A public hearing to consider an amendment to Use Permit No. PLN16-0115 to allow the expansion of an existing 1,200-square-foot outdoor seating area by approximately 2,400-square-feet. The project also includes operation of a food truck as part of the outdoor patio area. The property is located within the AP-AR, Alameda Point - Adaptive Reuse Zoning District. The property is a contributing structure within the Naval Air Station Historic District. This project is categorically exempt from the California Environmental Quality Act (CEQA) Section 15301-Existing Facilities.

 

PLN18-0260 - 647 Haight Avenue - Applicant: Laxman Mahat. A public hearing to consider an Administrative Use Permit to establish an approximately 1,200-square-foot beauty salon. The property is located within the C-C, Community Commercial zoning district. This project is categorically exempt from the California Environmental Quality Act (CEQA) Section 15301-Existing Facilities.

8 Evans Court - PLN18-0253 (Action Date 7-2-18)

 

DESIGN REVIEW - The project consists of the construction a 213 square foot addition at the rear of a two-story single-family residence.  The added floor area will be only on the first floor, but the form of the addition will be two-stories and will match the existing residence in architectural style and materials. General Plan: Low-Density Residential Zoning: R-1-PD, One-Family Residential Planned Development Zoning District.  Environmental Determination: Exempt, Section 15304 - Minor Alterations to Land. CERTIFICATE OF APPROVAL - The project consists of the removal of one Coast Live Oak trees that is dead due to a fungal infection as determined by a certified arborist.  The tree is approximately 30” in diameter, 40’ tall, and 30’ wide. It is located in the front yard along the right property line. Per AMC 13-21.7, protected street trees, including Coast Live Oak trees, require the issuance of a Certificate of Approval prior to removal. DESIGN REVIEW - The project consists of rehabilitation of 150 townhome units located in 27 existing buildings generally located between Singleton Avenue and Mosely Avenue (commonly referred to as “North Housing”) and construction of a new one story 4,027 square foot club house and pool on the northwest corner of the property.   The existing units will be rehabilitated with new siding, new windows and doors, new gutters, and new unit entry porches, and new paint.   The new clubhouse will include space for a leasing office, lobby, lounge, fitness center and bathrooms.  A small pool, space, and sundeck is proposed to be constructed behind the new building.  General Plan: Medium-Density Residential Zoning: R-4, Neighborhood Residential Zoning District.  Environmental Determination: Exempt, Section 15301 - Existing Facilities.
