EXECUTIVE SUMMARY

 

Tract 8118 subdivided a 7.14-acre property located at 1551 Buena Vista Avenue creating 89 units, 52 individual residential homes and one lot with 37 condominium units.  The Final Map also includes dedication of Stanton Street, Sakas Street, and Entrance Road as public streets which will be maintained by the homeowner’s association, and public easements for utilities.

 

BACKGROUND

 

On January 2, 2013, the City Council approved Tentative Map Tract 8118 per City of Alameda Resolution No. 14760.  On March 3, 2015, the City Council adopted Resolution No. 15008 approving the final map and bond, authorizing the execution of a subdivision improvement agreement with Lennar Homes, and accepting the dedications and easements for Tract 8118.

 

DISCUSSION

 

Construction of the 89-unit residential development and completion of the public improvements in Tract 8118 pursuant to the Subdivision Improvement Agreement and all its terms and conditions has been completed by Lennar Homes.  This work is acceptable to the Public Works Department.

 

FINANCIAL IMPACT

 

All of the tract improvements were constructed by the subdivider and will be maintained by the homeowner’s association.  There is no impact to the General Fund.

 

MUNICIPAL CODE/POLICY DOCUMENT CROSS REFERENCE

 

This action does not affect the Municipal Code.

 

ENVIRONMENTAL REVIEW

 

On October 8, 2012, an Initial Study and Mitigated Negative Declaration was accepted for a 69-unit residential development.  At that time the City also prepared an Addendum to analyze the proposed 89-unit residential development.  The Addendum concluded that no new impacts were identified with the additional 20 residential units.  It was found that all potentially significant impacts could be reduced to a less than significant level with the proposed Mitigation Measures.  A Mitigation Monitoring program was adopted to ensure the Mitigation Measures were implemented.

 

RECOMMENDATION

 

Authorize the Interim City Manager to accept the work of Lennar Homes, for Tract 8118, Marina Shores.
