APPROVING A LEASE AMENDMENT WITH A MAXIMUM THREE-YEAR EXTENSION OF THE LEASE WITH CSI MINI-STORAGE, LLC., A CALIFORNIA LIMITED LIABILITY, FOR BUILDINGS 338, 608, AND 608A-C LOCATED AT 50 AND 51 WEST HORNET AVENUE AT ALAMEDA POINT
WHEREAS, CSI Mini-Storage provides container self-storage and warehouse rentals at Alameda Point; and
WHEREAS, CSI Mini-Storage has occupied the current Lease Premises since 2005, therefore, this amendment is retaining an Alameda Point tenant; and
WHEREAS, the new lease includes a rent schedule of Months 37-48 - $52,500, Months 49-60 - $54,075, and Months 61-72 - $55,697; and
WHEREAS, a mini storage facility is not a desired long-term use of the site, and Site B as a whole; and
WHEREAS, the City contends that CSI Mini Storage has been a long-term tenant and this is the most efficient and best use of the property at this time; and
WHEREAS, altogether, the premises at 50 and 51 West Hornet Avenue consist of 70,989 square feet of rentable space.
NOW THEREFORE, BE IT ORDAINED by the City Council of the City of Alameda that by four affirmative votes that:
Section 1. The City Manager of the City of Alameda executes a lease amendment with CSI Mini-Storage, LLC, a California limited liability company, for Buildings 338, 608, and 608A-C located at 50 and 51 West Hornet Avenue at Alameda Point for a maximum of three years.
Section 2. If any section, subsection, sentence, clause or phrase of this ordinance if, for any reason, held to be invalid or unconstitutional, such decision shall not affect the validity or constitutionality of the remaining portions of this ordinance. The City Council of the City of Alameda hereby declares that it would have passed this ordinance, and each section, subsections, clause, or phrase hereof, irrespective of the fact that any one or more sections, subsections, sentences, clauses and phrases are declared to be invalid and unconstitutional.
Section 3. This ordinance shall be in full force and effect from and after the expiration of thirty (30) days from the date of its final passage.
