BACKGROUND

 

In December 2017, the City Council approved an amendment to the Concession Agreement with Jim’s on the Course.  This amendment changed the banquet facility from the enclosed patio to the event center located between the restaurant and the driving range.  All other terms of the Concession Agreement remain in place.

 

On September 11, 2018, the Golf Commission received a report on the status of the Event Center construction.

 

DISCUSSION

 

The following update on the Event Center construction was provided by Mr. Geanekos.

 

Milestone

Received Building Permit

Dec. 17, 2018

Losberger structure already ordered

Arrival in 3-4 months

Submit Mechanical and Electrical Plans to City

Submittal planned by February 15, 2019.  Takes approximately one month to complete

Then grading, base rock placement and utility trenching of approximately 500 feet.

4 - 6 weeks

Foundation cement slab construction

4 weeks

Bathrooms and storage area constructed after the tent structure is erected.  Also placement of bathroom fixtures and utilities.

4 - 6 weeks

Once tent structure is fully constructed, the lighting, mechanical, ventilation and ducting systems will be installed

3 - 4 weeks

Fire sprinkler system installed

10 - 15 days

Once all of these items are complete, flooring will be installed along with interior decorations.

 

Final furnishings, such as tables, chairs, curtains and shades

 

Meanwhile, the city is responsible to secure the EBMUD fire meter permit. 

In process.  Timeline unknown and dependent upon EBMUD approval.

Fire, sewer and water lines to be installed by Greenway.  This can happen concurrently with other items listed above.

Estimated May/June 2019

Final occupancy permit from the City Building Department will be obtained once the fire line is installed and the system is tested and approved.

 

 

Mr. Geanekos will be available to answer all questions related to the Event Center construction.

 

FINANCIAL IMPACT

 

There is no financial impact to the City from this report.

 

RECOMMENDATION

 

Receive an update on Jim’s on the Course Event Center.
