EXECUTIVE SUMMARY

The building under construction at 2175 North Loop Road is a 46,000 square foot "flex" building, designed for office and light industrial businesses. The applicant/developer is requesting approval of a commercial condominium to allow the future sale of the individual tenant spaces. On January 14, 2019, the Planning Board recommended the City Council approve the tentative Parcel Map with conditions. Staff is recommending approval of the Parcel Map.

BACKGROUND

On February 12, 2018, the Planning Board adopted a resolution approving a Final Development Plan and Design Review to allow the construction of one 46,000 square foot "flex" building on a 2.81 acre parcel located at 2175 North Loop Road. On August 7, 2018, the City of Alameda issued building permits to construct the 46,000 square foot "flex" building at 2175 North Loop Road. A "flex" building offer the flexibility to tenants to use the building for office, light industrial (warehousing, manufacturing, etc.), or some combination thereof.

On January 14, 2019, the Planning Board adopted a resolution recommending approval of Parcel Map No. 10924 to allow the subdivision of the 46,000 square foot "flex" building at 2175 North Loop Road into two commercial condominium units and one common area with associated parking and landscaping improvements.

DISCUSSION
