EXECUTIVE SUMMARY

The Final Map provides for 115 lots, and a designated remainder parcel located in Alameda Landing. The Final Map also includes dedication of Singleton Avenue and Mosley Avenue as public streets, and public easements for storm drains and sanitary sewers.

BACKGROUND

On June 18, 2013, the City Council approved Tentative Map Tract 8131 per City of Alameda Resolution No 14834. On March 4, 2014, the City Council adopted Resolution No. 14900 approving the final map and bond, authorizing the execution of a subdivision improvement agreement with TriPointe Homes, and accepting the dedications and easements for Tract 8131.

DISCUSSION

Construction of the 91 residential units, 24 condominium units, and completion of the public improvements in Tract 8118 pursuant to the Subdivision Improvement Agreement and all its terms and conditions has been completed by TriPointe Homes. This work is acceptable to the Public Works Department.

FINANCIAL IMPACT

All of the tract improvements were constructed by TriPointe Homes and will be maintained by the homeowner's association. There is no impact to the General Fund.

ENVIRONMENTAL REVIEW

On December 5, 2006, the City Council certified the Final Environmental Impact Report for the Alameda Landing Mixed Use Development Project (a Supplement to the 2000 Catellus Mixed Use Development Project (EIR) in accordance with the California Environmental Quality Act (CEQA) (State Clearinghouse #2006012091).
