Since the last regularly scheduled Planning Board meeting, the following applications have been reviewed by staff, and public notices have been sent to solicit neighborhood input.  Decisions on these applications will be made on the dates noted below.  Staff will provide an update at the Planning Board meeting during Staff Communications if changes to the status of any project occur. 

 

Decisions become final unless a member of the public files an appeal during the 10-day appeal period immediately following the decision date, or the Planning Board or City Council call for review a Zoning Administrator or Community Development Department decision during this appeal period.  All appeals and call for reviews will be heard at a public hearing before the Planning Board.

3.                      Click on the Map Marker (i.e. dot on the map) to display the project summary sidebar. 

4.                      To view the project file, click on the “More details” button.  A new window will appear.

5.                      In the new window that opens, click on “Record Info” tab and then click “Project Documents” in the drop down menu.  A list of project documents will display.

Planning, Building and Transportation Department Decisions for September 5, 2019

 

2617 Buena Vista Avenue, PLN19-0291 (Action Date 9-16-19)

DESIGN REVIEW - The project consists of the conversion of a basement to living space that will result in eleven new windows and one replacement window on the lower level of an existing single-family home. The new wood windows and window trim will be consistent with the existing building architecture. The building is listed on the Historical Building Study List with an “S” designation. Plan: Medium-Density Residential Zoning: R-2 (Two-Family Residence) Zoning District.  Environmental Determination: Exempt, Section 15301 - Existing Facilities. DESIGN REVIEW - The project consists of an approximately 679-square-foot second-story addition above an existing 1,880-square-foot split-level single family home. The new second-story addition is set back from the front elevation approximately twelve (12’) feet and features a shed roof with clay tiles to match the existing lower level. 3268 Encinal Avenue, PLN19-0138 (Action Date 9-16-19)

DESIGN REVIEW - The project consists of an approximately 1,134-square-foot basement conversion to living space that will result in raising an existing 1,118-square-foot one-story single family home by approximately 5’-10” feet. The new ground floor and crawlspace will increase the existing building height from 21-feet 10-inches to 27-feet 8-inches which is less than the 30-foot maximum building height allowed for the property. The project also consists of relocating the front porch and entrance to the ground floor level and an approximately 35-square-foot addition to the rear of the new second story. All new materials and windows will be consistent with the original architecture. The building is listed on the Historical Building Study List with a “B” designation. DESIGN REVIEW - The project consists of constructing an approximately 397-square-foot two-story addition located at the north side of an existing 870-square-foot one-story single family home. DESIGN REVIEW - The project consists of the construction of an approximately 580 square foot two-story addition located at the rear of an existing 1,600 square foot split-story single family residence.  The new two story addition will increase the existing building footprint by 290 square feet, and will be approximately 22’6” tall which is less than the 30-foot maximum building height allowed for the property.  All materials, including windows, siding and window trim, will be consistent with the original architecture of the building.  General Plan: Low-Density Residential Zoning: R-1 (One-Family Residence) Zoning District.  Environmental Determination: Exempt, Section 15301 - Existing Facilities.
