Subject: Minor Changes during Construction to Design for Block 6 at Alameda Point

 

In 2016, the Planning Board approved the final design review for Block 6 at Alameda Point Site A.   Consistent with the Planning Board’s approval, Trumark Homes, the developer of Block 6, submitted for and was granted building permits and construction of the Block 6 townhomes began in 2019.  Due to escalating construction costs, Trumark has requested that the City of Alameda staff approve some minor design changes to the exterior materials and some interior alley design features to reduce costs.  

 

Staff believes the changes are minor and retain the integrity of the original approved design. Based upon this determination, staff is prepared to sign off on a Building Permit modification.   

 

If the Planning Board disagrees and feels the changes are significant and require a Planning Board approved Design Review Amendment, staff will not sign off on a Building Permit modification and will schedule the item as a Design Review Amendment public hearing on January 27th.   

 

If any single Planning Board member feels that the changes warrant a Design Review Amendment, please notify staff on or before January 13, 2020, and staff will schedule the public hearing for January 27th.   If staff does not receive any objections by January 13th, staff will approve the building permit modifications on January 14th.

 

Staff has also asked Trumark to bring samples of the new and old materials to the meeting on January 13th, so that the Board can better understand the difference in material surfaces.
