Since the last regularly scheduled Planning Board meeting, the following applications have been reviewed by staff, and public notices have been sent to solicit neighborhood input.  Decisions on these applications will be made on the dates noted below.  Staff will provide an update at the Planning Board meeting during Staff Communications if changes to the status of any project occur. 

 

Decisions become final unless a member of the public files an appeal during the 10-day appeal period immediately following the decision date, or the Planning Board or City Council call for review a Zoning Administrator or Community Development Department decision during this appeal period.  All appeals and call for reviews will be heard at a public hearing before the Planning Board.

We encourage the use of Building Eye for direct access to current Planning applications, real time status, and plan drawings:

 

1.                      Click or go to: <https://alameda.buildingeye.com/planning>

2.                      Enter project address in search box.

3.                      Click on the Map Marker (i.e. dot on the map) to display the project summary sidebar. 

4.                      To view the project file, click on the “More details” button.  A new window will appear.

5.                      In the new window that opens, click on “Record Info” tab and then click “Project Documents” in the drop down menu.  A list of project documents will display.

PLN19-0569 - Use Permit Amendment -- 2431 Central Avenue - Applicant: Alameda Comedy Club LLC. Public hearing to consider an amendment to use permit (UP02-0003) to convert an existing sports bar use to allow: 1) scheduled live comedy theatre, 2) incidental tavern use 3) outdoor dining in a 560-square-foot rear patio, 4) and extended hours of operation of the comedy club until 1:00 AM daily, the outdoor patio hours will be limited to 10:00 PM. The property is located within the C-C-T (Community Commercial-Theatre Combining) Zoning District.  This project is categorically exempt from the California Environmental Quality Act (CEQA) Section 15301 - Existing Facilities.

PLN19-0539 - Administrative Use Permit - 1440 Park Street - Applicant: Raymundo F. Reyes for La Penca Azul Taco Bar. Public hearing to consider a use permit to legalize an outdoor patio at the rear of an existing restaurant. The outdoor patio is partially enclosed and contains a seating area of approximately 382 square feet. The outdoor patio will operate between the hours of 10:00 AM to 10:00 PM, Sunday through Thursday and 10:00 AM to 12:00 AM, Friday and Saturday. The property is located within the C-C-T (Community Commercial-Theatre Combining) Zoning District.  This project is categorically exempt from the California Environmental Quality Act (CEQA) Section 15301 - Existing Facilities.

1624 Chapin St, PLN19-0604 (Action Date 1-21-20)

 

CERTIFICATE OF APPROVAL - The project consists of the demolition of a two car garage built before 1942 to facilitate the construction of a new two-car garage with an attached accessory dwelling unit.  General Plan: Medium-Density Residential Zoning: R-2 (Two Family Residence) Zoning District.  Environmental Determination: Exempt, Section 15301 - Existing Facilities. 218 Cypress Street, PLN19-0607 (Action Date 1-21-20)

 

CERTIFICATE OF APPROVAL - The project consists of removing one Coast Live Oak tree that is 18-inches in diameter located in the rear yard of an existing residence.  A certified arborist report determined the tree is dying and must be removed to prevent risk of injury and damage from tree failure at this site.  The removal of the tree is also necessary to minimize the spread of disease to nearby trees in the neighborhood. General Plan: Medium-Density Residential Zoning: R-4 (Neighborhood Residential) Zoning District.  CEQA Determination: Exempt, Section 15304 - Minor Alterations to Land. 434 Haight Avenue, PLN19-0080 (Action Date 1-21-20)

 

DESIGN REVIEW - The project consists of constructing an approximately 1,000 square foot second story addition at the rear of an existing split-level single family home.  The existing single family home is 1,682 square feet and will be increased to a total of 2,682 square feet.  All new materials will match the existing materials on the home. General Plan: Low-Density Residential Zoning: R-1 (One-Family Residence) Zoning District.  Environmental Determination: Exempt, Section 15301 - Existing Facilities. 1214 Peach Street, PLN19-0554 (Action Date 1-21-20)

 

DESIGN REVIEW - The project consists of replacing a shed roof over a previously constructed addition at the rear of an existing single family dwelling. The shed roof is incompatible with the roof of the original home.  It will be replaced with a gable roof to match the roof pitch and height of the original roof. General Plan: Low-Density Residential Zoning: R-1 (One-Family Residence) Zoning District.  CEQA Determination: Exempt, Section 15301 - Existing Facilities.
