Since the last regularly scheduled Planning Board meeting, the following applications have been reviewed by staff, and public notices have been sent to solicit neighborhood input.  Decisions on these applications will be made on the dates noted below.  Staff will provide an update at the Planning Board meeting during Staff Communications if changes to the status of any project occur. 

 

Decisions become final unless a member of the public files an appeal during the 10-day appeal period immediately following the decision date, or the Planning Board or City Council call for review a Zoning Administrator or Community Development Department decision during this appeal period.  All appeals and call for reviews will be heard at a public hearing before the Planning Board.

We encourage the use of Building Eye for direct access to current Planning applications, real time status, and plan drawings:

 

1.                      Click or go to: <https://alameda.buildingeye.com/planning>

2.                      Enter project address in search box.

3.                      Click on the Map Marker (i.e. dot on the map) to display the project summary sidebar. 

4.                      To view the project file, click on the “More details” button.  A new window will appear.

5.                      In the new window that opens, click on “Record Info” tab and then click “Project Documents” in the drop down menu.  A list of project documents will display.

2844 Encinal Avenue, PLN20-0035 (Action Date 3-02-20)

CERTIFICATE OF APPROVAL - The project consists of the demolition of an approximately 190-square-foot detached one-car garage built prior to 1942 in order to facilitate the construction of an accessory dwelling unit.  General Plan: Low-Density Residential Zoning: R-1 (One-Family Residence) Zoning District.  CEQA Determination: Exempt, Section 15301 - Existing Facilities. 1557 Fourth Street, PLN20-0046 (Action Date 3-02-20)

DESIGN REVIEW - An amendment to Design Review Approval No. PLN17-0220 to modify the project scope to consist of an approximately 374-square-foot first floor addition located at the front of an existing 1,068-square-foot two-story single-family home.  All new materials and windows will be consistent with original architecture of the home.  General Plan: Low-Density Residential Zoning: R-1 (One-Family Residence) Zoning District.  CEQA Determination: Exempt, Section 15301 - Existing Facilities. 2450 Pan Am Way, PLN20-0085 (Action Date 3-02-20)

DESIGN REVIEW - The project consists of the construction of a new 2,160 square foot one-story modular building and new perimeter fencing at an existing child care facility.  The structure will have vertical lap siding with four inch (4”) reveal and will be approximately fifteen feet (15’) tall.  The new fencing will be chain-link to match the existing fencing at the site.  General Plan: Medium Density Residential Zoning: AP-MS (Alameda Point, Main Street) Zoning District.  CEQA Determination: Exempt, Section 15303 - Small Structures. 101 Singleton Ave, PLN20-0031 (Action Date 3-02-20)

SIGN PROGRAM - The project consists of a new sign program for a recently rehabbed multi-family development.  The sign program will allow two freestanding internally illuminated monument signs, approximately twenty square feet in size and overall height of four feet and six inches (4’6”).  The sign program will also allow four non-illuminated directional signs for the leasing office, each approximately eight square feet in size and three feet and six inches tall.  General Plan: Medium Density Residential Zoning: R-4 (Neighborhood Residential) Zoning District.  CEQA Determination: Exempt, Section 15311 - Accessory Structures. RECOMMENDATION:

 

Staff recommends that the Planning Board accept this report.
