Appeal of permit expiration decision regarding CB20-0607 - 1223 Ballena Blvd. Background
Effective 1/1/2020, permits issued by the City of Alameda expire in accordance with California Residential Code Section R105.5 and California Building Code Section 105.5. These sections state "Every permit issued shall become invalid unless the work authorized by such permit is commenced within 180 days after its issuance or after the commencement of work if more than 180 days pass between inspections. The building official is authorized to grant, in writing, one or more extensions of time, for periods of not more than 180 days. The extension shall be requested in writing and justifiable cause demonstrated."

On 2/18/2020, the City of Alameda Code Enforcement division received a complaint regarding extensive work taking place at 1223 Ballena Blvd. The complaint was determined to be valid and enforcement proceedings commenced. Following the issuance of 11 separate Notice of Violations, Permit CB20-0607 was issued on 12/28/2020. The permit covered an extensive list of work completed without permit.
