EXECUTIVE SUMMARY
Tract 8336 subdivided 21.35 acres of land located at Site A, Phase 1, Alameda Point creating 12 parcels and remainder parcels. Alameda Point Partners completed a portion of the improvements, as detailed in the table below and staff is recommending that the City Council accept them as completed and reduce the amount of the surety.
BACKGROUND
On July 20, 2016, the City Council approved Tentative Map Tract 8336 per City of Alameda (City) Resolution No. 15187. On March 7, 2017, the City Council established Community Facilities District No.17-1 (Alameda Point Public Services District) to levy special taxes and fees for City-provided municipal services to Site A. On March 21, 2017, the City Council adopted Resolution No. 15244 approving the first final map and bond for Site A, Phase 1, authorizing the execution of a Public Improvement Agreement (PIA) with Alameda Point Partners, and rejecting the offers of dedications and easements for Tract 8336. The offers of dedication remain open until accepted by the City Council.
DISCUSSION
The public improvements for Tract 8336 at Site A, Phase 1, at Alameda Point development are comprised of nine infrastructure sub-phases in accordance with Exhibit C of the PIA for the project dated March 21, 2017.
